Understanding Structural Renovations and Permits

Removing walls, adding beams or changing a home's structure requires careful engineering and the right approvals.

What counts as structural?

Structural work changes how loads move through a building. Examples include removing or altering load-bearing walls, adding beams or columns, cutting new openings in exterior walls, and modifying floor or roof framing.

Not every interior wall is load-bearing, but determining which ones are should be left to a qualified professional.

The role of the engineer

Structural changes generally require drawings prepared or reviewed by a structural engineer. The engineer sizes beams and posts, specifies connections and confirms the load path down to the foundation.

These drawings form part of the permit application and guide the work on site.

Building permits in Ontario

Structural alterations almost always require a building permit under the Ontario Building Code. The municipality reviews the drawings before work begins and inspects at key stages.

Doing structural work without a permit can create safety risks, problems with insurance, and complications when selling the home.

Temporary support and sequencing

During structural work, temporary shoring supports the building while existing elements are removed and new ones installed. Proper sequencing protects the structure, the finishes and the people on site.

Your contractor should be able to explain how they will support the structure during each stage.

Plan for the finishes, too

Structural work often affects floors, ceilings, electrical, plumbing and HVAC. Budgeting for the restoration and finishing work that follows keeps the overall project on track.

A good plan considers the full scope, not just the beam.
